Recent Staging Project

My name is Andrus Nesbitt and I graduated from Iowa State University with a Bachelors Degree in Interior Design. I had the opportunity to intern with Elizabeth Erin Designs this summer and one of my roles is to assist with Home Stagings. I recently had the opportunity to assist at a property in Ankeny.

Our client has two young children and, like a lot of homeowners, they are going to be living in the house while it was on the market.  It is our job to make the process as painless as possible for them, creating functional, yet aesthetically pleasing spaces for their online marketing.  We always say, your first showing to potential buyer’s is through your online marketing so those photos need to be amazing!

We try to use 90% of what a client’s existing furnishings, but move them in a way that opens the space and shows it off.  In this instance,  the client’s existing furniture had an eclectic but modern feel that wasn’t fully realized for staging a house. We wanted to work with her style to use as much of her furniture as we could while still achieving a comprehensive design. We brought mostly accessories and smaller accent furniture to pull the look together.

They had a very warm family, and when our design team first arrived their daughter enthusiastically began helping us by taking pillows out of bags as we brought them into the house. It was really cute watching her “shake” the bags of pillows as big as the bags where, and as small as she was. Though having an extra pair of hands was great, we really got to work after they left for school.

Before Eat-In KitchenEat in beforeAfter Eat-In KitchenEat in kitchen blog picOnce everyone got settled, we were able to get focused on the project, things came together seamlessly.  After the staging we received a text from the homeowner: “I am stunned and speechless!!!!!! It’s Perfect!!! I love my home even more than I did before!!!!”  We reassured her once their home sold in Ankeny, we would be more than happy to travel to her new home out-of-state to assist her with decorating her new spaces.

We had the pleasure of attending the Broker’s Open and assisted the Realtor with showing the property.  The unique situation with this property is that it had been on the market with another agent 6 months prior.  During the Broker’s Open, some of the agents who came through prior to the staging were stunned at the difference.

We were able to put together a slide show of before photos to show the Realtor’s as they came through the property.  It was amazing to see all the effort that the owners went through to get top dollar for their listing and I was proud to be apart of the staging team.
